Property report by address or erf number

A deeds report on one property, for R99

Search a South African address on the map above. Finding the property, drawing its boundary and checking that the deeds office holds a record for it cost nothing. The price is on screen before anything is charged: one report is R99, paid once, with no account and no subscription behind it.

What's in the report

  • Registered owners, with the date each one was registered and what they paid.
  • The transfer history: every registered transfer, with its price, sale and registration dates, sellers and buyers, and any bond registered with it.
  • Property facts as the deeds office files them: deeds office, registration division, municipality, extent, zoning and the LPI code.
  • A current satellite picture of the property with its surveyed boundary drawn on.
  • Comparable sales: about fifteen registered sales nearby, each with its price, date, size and distance from your property. What nearby properties actually sold for, not an estimate.
  • The deeds documents the title chain names, the title deed and any bonds among them.

It's what the deeds say, in order. It is not a valuation.

Search by address

  • Type the street address and pick it from the list. For a unit in a sectional title scheme, put the unit number in the Unit/Std box beside it.
  • No address at all? Tap the map to outline the property there.
  • If more than one property matches, you pick the right one before anything is charged.

Questions before you buy

Can I check a title deed online for free?

Partly. Finding a property and checking that the deeds office holds a record for it costs nothing here. The owners, transfers and bonds on that record are the part you pay for: R99 for the full report.

How quickly does the report arrive?

Usually in under a minute after you pay. It opens on screen and the link is emailed to you. The link works for 30 days, and the report downloads as a PDF.

What if the deeds office can't find the property?

Then you don't pay for it. Checking for a record is free, and if a report still can't be pulled after payment, the refund is automatic.

Does the report tell me what the property is worth?

No. It shows what the property last sold for and what nearby properties actually sold for, from the deeds register. That is evidence, not a valuation. For a valuation, ask a registered valuer.

Do I need an account?

No. Pay by card, Apple Pay, Instant EFT, QR code or Capitec Pay, and the report goes to the email you give. A free account, if you want one later, keeps your reports in a library that doesn't expire.
